How much does a roof repair cost?

Half the roof repairs we did in that period came in under $1,736 ex GST, which is $1,910 including GST. The smallest was $361 ex GST.

The average across every repair was $4,094 ex GST, higher than the median, because a handful of large repairs pull it up. If you have a leak around a flashing or a few cracked tiles, expect the lower end. If your box gutter needs to be rebuilt, expect the upper end.

A roof restoration runs around $8,000 ex GST, about $8,900 including GST. That is the average and the median almost exactly, which means restoration is a standard priced job rather than a wide range.

A restoration is a re-bed, a repoint and a coat. We only quote one when the bedding and pointing are actually causing your problem. If the leak is a flashing, a valley or a box gutter, a restoration will not fix it and we will not sell you one.

A full re-roof averaged $24,817 ex GST, about $27,300 including GST. They ran from $7,743 for a section of roof up to $60,727 for a large and complicated one.

Access is priced separately and it is not optional. A full roof replacement needs perimeter guardrail under WorkSafe rules. On small repairs we work off harnesses, which we own and do not charge you for. On tight inner city streets there can also be a footpath permit, a skip bin and traffic management, and traffic management is the one that costs real money. We quote it as its own stage and confirm the actual cost before we proceed.

That is what the inspection is for, and it is the question we get asked most before we have been up there.

A repair fixes a specific fault: a flashing, a valley, cracked tiles, a section of box gutter. We get on the roof and record what we find, so you are not relying on our word for it. You get the video and a report showing the condition of your roof, what is causing the problem and what we recommend.

We are not always the cheapest and we would rather be straight about that.

What you are paying for is finding the actual cause before anyone touches your roof. Every job starts with a video inspection recorded on the roof, which you keep. We tell you what is wrong, we show you, and we price the fix line by line before you accept it. Most of the leaks we get called to have already been patched once by somebody else.

Yes. Fixed upfront price, walked through with you line by line before you accept it. No hourly rates and no open ended pricing.

Before you accept, we book a call and go through the quote item by item. Ryan’s words on that call: “Stop me, pick me apart, ask questions.”

We say this out loud in the quote rather than leaving you to find out. Access equipment is quoted separately on a full replacement. Permits, skip bins and traffic management are their own stage. Air conditioning disconnect and reconnect is done by a licensed electrician, around $1,200 ex GST, paid direct to him and not inside our quote. Plastering and internal make good is a plasterer’s job, and we will put you onto someone good rather than mark it up.

Where we are only fixing part of your roof, the rest of it is not included and we will tell you so.

Yes, through HandyPay. There is no exit fee, so you can spread the cost over anywhere from six months to two years and pay it out early when you are able. A HandyPay brochure goes out with every quote and their account manager will talk you through it.

Eligible completed works carry a 10-Year Workmanship Warranty. Ryan’s rule, in his words: “If we’re redesigning anything or replacing any materials, we give a warranty. If we’re just patching over the top of it, we don’t.”

A make safe carries no warranty. It stops the water tonight, it does not fix the cause, and we quote the permanent fix separately. Where we repair one part of a roof, that part is warranted and the rest of the roof is not.

Both. Tile repairs, re-bedding, repointing and restorations, and metal work including Colorbond replacements, flashings, box gutters and roof drainage. We also do tile to Colorbond conversions where a tiled roof has reached the end of its life.
